Bengaluru's civic setup changed in 2025. The Greater Bengaluru Authority (GBA) was constituted on 15 May 2025 and took over fully on 2 September 2025, when the Bruhat Bengaluru Mahanagara Palike (BBMP), which had run the city since 2007, was replaced by five city corporations: Central, North, South, East and West. Property tax, khata records and building plan approvals now sit with these corporations under the GBA. The Bangalore Development Authority (BDA) still prepares the master plan and develops layouts, the Bengaluru Metropolitan Region Development Authority (BMRDA) plans the wider region, and Bangalore Metro Rail Corporation (BMRCL) builds and runs Namma Metro.

The housing market follows the city's job corridors. In the east, Whitefield, KR Puram, Marathahalli and Varthur grew around ITPL and the tech parks that followed. The Outer Ring Road stretch from Hebbal to Silk Board, with Bellandur, Sarjapur Road and HSR Layout, has the largest cluster of offices and, along with it, some of the city's worst peak-hour traffic. The south covers Electronic City and Hosur Road, Bannerghatta Road, JP Nagar and Kanakapura Road. The north, from Hebbal and Thanisandra to Hennur, Yelahanka and Devanahalli, has grown quickly on the road to Kempegowda International Airport, with many large new projects. West Bengaluru, along Tumkur Road, Yeshwanthpur and Mysore Road, is older and more industrial. The core, from Indiranagar and Koramangala to Jayanagar and Malleshwaram, is the most expensive and offers mostly resale homes and small redevelopment. Water is a practical concern in several outer areas that depend on borewells and tankers, so ask each developer where the supply will come from.

The largest employers are in IT and technology services, spread across Whitefield, the Outer Ring Road business parks, Electronic City, Manyata Tech Park near Nagawara and Bagmane Tech Park in CV Raman Nagar. The central business district around MG Road still has offices, and aerospace and defence units cluster in the north and east, including the aerospace park near the airport.

Metro coverage has grown steadily. The Purple Line has run from Challaghatta to Whitefield since October 2023, the Green Line reached Madavara in November 2024, and the Yellow Line, from RV Road to Bommasandra through Electronic City, opened in August 2025. On the Pink Line, the 7.5 km elevated stretch along Bannerghatta Road from Kalena Agrahara to Tavarekere was ready in September 2026 but still awaited clearances and an inauguration date, with the underground section to Nagawara to follow. The Blue Line along the Outer Ring Road to the airport is under construction, with the first section targeted for 2027.

Check every project on the Karnataka RERA website before booking. Stamp duty is 5 per cent plus a cess and surcharge on the duty, about 5.6 per cent in all, and the registration fee was doubled from 1 to 2 per cent on 31 August 2025. Confirm the khata status of the property with the relevant city corporation.
