The stretch of Sarjapur Road between the Outer Ring Road junction and the Wipro corporate office at Doddakannelli has become one of the most built-up parts of the corridor. Godrej Reflections, a Godrej Properties apartment project, sits in this belt near Kaikondrahalli Lake, a few minutes from the ORR.
The price list leans heavily towards larger homes. There is a 1 BHK at about ₹78.8 lakh, but most listed units are 3 BHK, with nine price points running from about ₹1.51 crore to ₹2.29 crore, and 4 BHK homes between about ₹2.47 crore and ₹3.4 crore. The spread suggests several layouts and floor premiums rather than one standard plan. Carpet areas were not published, so ask the developer for them before working out value.
Possession was due in April 2023, and IndiProp shows the project as ready to move. The RERA registration, dated March 2018, is PRM/KA/RERA/1251/446/PR/180329/002843. The prices above were listed some time ago, so confirm current pricing or look at recent resale deals in the building.
Facilities follow the standard pattern for a gated project of this kind: a clubhouse, swimming pool, gym, tennis, badminton and squash courts, a jogging track, a library and a party hall, with a sewage treatment plant and rainwater harvesting. The Bellandur and Marathahalli tech parks are a short drive up the ORR, and Sarjapur Road's schools and hospitals are close. The known drawback is traffic at the Agara and Iblur end of the road during office hours.
