New projects & property in Mohali

Mohali's official name is Sahibzada Ajit Singh Nagar, usually shortened to SAS Nagar, and it is the headquarters of the district of the same name in Punjab. Civic services inside city limits are run by the Municipal Corporation SAS Nagar (Mohali). Planning is handled by the Greater Mohali Area Development Authority (GMADA), which lays out sectors, sells plots and approves large projects across a wide area that takes in Mohali, Kharar, Zirakpur, Dera Bassi, Banur and Mullanpur Garibdass. The Chief Minister of Punjab chairs GMADA. With Chandigarh and Panchkula, Mohali forms the Tricity, and many residents work or study across the boundary.

The city is laid out in numbered sectors. The first eleven are known as Phases, and they, along with the sectors next to Chandigarh, are the most settled parts, with older houses, markets and schools. GMADA's master plan runs up to Sector 128, and most new flats are in the outer sectors, where private townships have been built along wide sector roads. Aerocity, next to the airport, and IT City, about 1,600 acres covering Sectors 82, 82A and 83A, are GMADA's own large schemes. Kharar and Zirakpur, just outside the city, have a lot of mid-priced apartments but more crowded roads.

Jobs come from IT and manufacturing. Mohali has grown as an information technology centre, and the older Industrial Area remains active. Education and research are strong: the Indian School of Business in Sector 81, IISER Mohali and NIPER are here, along with the PCA stadium. Many residents also commute to government and private offices in Chandigarh.

For travel, Shaheed Bhagat Singh International Airport, which serves Chandigarh, stands in Mohali's Aerocity, and SAS Nagar railway station is in Industrial Area Phase 11, although Chandigarh station has more long-distance trains. There is no metro yet. The Tricity metro received formal clearance from Punjab and Haryana in July 2024, and its first phase of three lines, estimated at ₹10,570 crore, is scheduled for construction between 2027 and 2034.

Check every project on the RERA Punjab website before paying a booking amount. Punjab charges stamp duty of 7 per cent for men, 5 per cent for women and 6 per cent for a joint purchase by a man and a woman, plus a registration fee of 1 per cent. How the 1 per cent social infrastructure cess and other charges are added has changed over the years, so confirm the current total with the sub-registrar or your lawyer before you budget.
