Thanisandra, Bengaluru

Thanisandra is in north-east Bengaluru, stretching along Thanisandra Main Road from Nagawara on the Outer Ring Road up towards Hennur-Bagalur Road and Jakkur. Hebbal and Jakkur are to the west, Hennur and Kothanur to the east, Rachenahalli and its lake sit on the western side, and Hegde Nagar and Yelahanka are to the north. The area falls under the Greater Bengaluru Authority, which replaced BBMP in 2025.

Manyata Tech Park, just south at Nagawara, is the reason for most of the growth. Thanisandra became its main residential catchment, and the road is now lined with apartment projects, schools, clinics and restaurants, with Elements Mall on Thanisandra Main Road. The airport is easy to reach through Hennur-Bagalur Road or Bellary Road. The downsides are traffic on Thanisandra Main Road, which narrows in places, and the long wait for metro. The Pink Line terminates at Nagawara and the Blue Line to the airport passes through the area, and both are still under construction.

The housing is mainly 2 and 3 BHK gated apartments, with larger premium projects towards Jakkur and Hebbal. IndiProp lists eight projects. Vajram Newtown (from about ₹1.11 crore, due March 2028), Sobha Athena (₹1.67 crore, December 2026) and TVS Auralis (₹1.2 crore, June 2030) are under construction. Sobha Dream Gardens, Sobha Dream Gardens Phase 2, Nikoo Homes, Purva Atmosphere and The Leela Residences had possession dates between 2020 and 2025, so they are complete or in handover; their listed prices, from about ₹36.5 lakh at Nikoo Homes to ₹2.27 crore at Purva Atmosphere, may be dated.
