Across 1, 2 and 3 BHK layouts, Godrej Lake Gardens was priced for buyers stepping into Sarjapur Road rather than those buying at the top end. The 1 BHK was listed at about ₹56.2 lakh to ₹61.8 lakh, the 2 BHK at about ₹87.7 lakh to ₹95.9 lakh, and the 3 BHK at about ₹1.21 crore to ₹1.26 crore. Several price points within each type point to different floors or facings.
The project, by Godrej Properties, is on the inner stretch of Sarjapur Road near Kaikondrahalli Lake, a short distance from the Outer Ring Road junction. That puts the Bellandur and Marathahalli office belt within easy reach, and the many schools along Sarjapur Road are close at hand.
Possession was due in August 2024. IndiProp shows the project as ready to move, and buyers should ask for the occupancy certificate and confirm which towers have been handed over. The RERA registration, from May 2019, is PRM/KA/RERA/1251/446/PR/190525/002581. Prices were listed some time ago and may not reflect today's rates, so check current pricing with the developer or look at recent resale deals.
Carpet areas were not published, which makes comparison difficult. Ask for them early, along with the maintenance charge per sq ft. The standard amenity list includes a clubhouse, pool, gym, tennis, badminton and squash courts, a jogging track, a library, a party hall and a spa, along with power backup, CCTV, rainwater harvesting and a sewage treatment plant. Traffic near the ORR end of Sarjapur Road is heavy at office hours, and that is the main thing to test before buying.
