How much home loan can I get?
Lenders usually fund up to 80% of the property value, and keep your total EMIs under about 50% of your net monthly income. A ₹1 lakh monthly income typically supports an EMI near ₹50,000, which is roughly a ₹60 lakh loan over 20 years.
What interest rate will I be offered?
Most floating-rate home loans are linked to the RBI repo rate plus a spread that depends on your credit score, income profile and loan size. A score above 750 generally gets the best advertised rate.
Should I choose a longer or shorter tenure?
A longer tenure lowers the monthly EMI but raises the total interest considerably. Use the calculator above to compare — the same loan over 30 years instead of 20 can cost far more in total interest.
What extra costs should I budget for?
Beyond the down payment, plan for stamp duty and registration (roughly 5–8% of the property value depending on the state), a processing fee of about 0.25–1% of the loan, plus legal and valuation charges.
Can I prepay my home loan?
Yes. On floating-rate loans to individuals, lenders cannot charge a prepayment penalty. Paying even a small amount extra each year shortens the tenure noticeably.
