Ludhiana is Punjab's largest city, with 1,618,879 people at the 2011 census on about 310 sq km, and the most densely populated urban centre in the state. The Municipal Corporation Ludhiana, set up in 1977, runs civic services inside city limits. The Greater Ludhiana Area Development Authority (GLADA) plans and develops urban estates and approves colonies and group housing in the wider area around the city, where much of the new supply now sits.

The established residential areas are Model Town, Sarabha Nagar and BRS Nagar, with Dugri, Pakhowal Road and Ferozepur Road further south and south-west. Newer gated townships and plotted colonies have spread along the southern and south-western edges, including South City and Sidhwan Canal Road. Buyers moving out to these areas get newer buildings and more open space, but they also face longer drives to the railway station and the old markets, so drive the route at peak hours before you commit.

Industry is the backbone of the economy. Ludhiana is often called the Manchester of India for its hosiery and textile trade, and it makes more than half of India's bicycles. Small and medium factories, traders and exporters make up a large share of employment. Education and health care are also strong, with Punjab Agricultural University, Christian Medical College (founded in 1894 as a medical school for women), Dayanand Medical College and Guru Nanak Dev Engineering College in the city.

Ludhiana Junction is on the Delhi to Amritsar main line, and NH-44 runs through the city towards Delhi and Amritsar. Air links have improved. Halwara Airport, on the south-western side of the district, was inaugurated on 1 February 2026, and Air India started twice-daily flights to Delhi on 15 May 2026. The older Ludhiana airport at Sahnewal, about 5 km from the centre, was due to shut its operations once Halwara opened, so check which airport a route uses.

Projects in Ludhiana must be registered with RERA Punjab, and buyers should check the registration and the committed completion date on its website. Punjab charges stamp duty of 7 per cent for men, 5 per cent for women and 6 per cent for a joint purchase by a man and a woman, plus a 1 per cent registration fee. Additional levies, including a social infrastructure cess, have been added and revised over the years, so confirm the current total with the sub-registrar before you budget.
