Mysore Road, Bengaluru

Mysore Road runs south-west from the Sirsi Circle and Bapuji Nagar side of Bengaluru through Nayandahalli, Rajarajeshwari Nagar and Kengeri towards Bidadi and Mysuru. Beyond Kengeri the road meets NICE Road, and the Bengaluru to Mysuru access-controlled highway (NH 275), opened in 2023, carries through traffic. This guide covers the outer stretch around Kengeri and beyond, where most new projects are.

The Purple Line metro runs along Mysore Road all the way to Challaghatta, with stations at Nayandahalli, Rajarajeshwari Nagar, Jnanabharathi, Pattanagere, Kengeri Bus Terminal and Kengeri, so residents have a direct rail link to Majestic, MG Road and Whitefield. Kengeri railway station is on the Mysuru line. RV College of Engineering, Global Village Tech Park and Bangalore University's Jnanabharathi campus are along the corridor, and BGS Gleneagles Global Hospital is at Kengeri. Beyond Kengeri, towards Kumbalgodu, the area is more open, with fewer shops and services.

Housing is a mix of Kengeri Satellite Town's older layouts and newer large gated projects and townships beyond it, generally priced below south and east Bengaluru. Buyers are first-time buyers, families moving out for more space, and people working in west Bengaluru or commuting by metro.

IndiProp lists 2 projects on Mysore Road, both under construction. Brigade Horizon by Brigade Group has 1, 2 and 3 BHK homes from about ₹45 lakh, with possession due in December 2026. Provident Sunworth City by Puravankara has 2 and 3 BHK homes of 883 to 1,082 sq ft carpet area from about ₹59 lakh; its possession date is September 2028, two years away.
