Bellandur, Bengaluru

Bellandur is in south-east Bengaluru on the Outer Ring Road, between Marathahalli to the north and Agara and HSR Layout to the south-west. Sarjapur Road forms its southern edge, and Kadubeesanahalli and Devarabeesanahalli lie to the north-east. Bellandur Lake, one of the largest in the city, lies along its western side.

The area changed completely with the tech parks on this stretch of the ORR, including RMZ Ecoworld, Embassy TechVillage, Cessna Business Park and Prestige Tech Park, which employ a large share of Bengaluru's IT workforce. Many residents walk or take a short ride to work. The same growth brought heavy traffic on the ORR and Sarjapur Road, and Bellandur Lake became known for pollution and foaming; restoration work has been under way for several years. The Blue Line metro from Silk Board to KR Puram, with Bellandur and Kadubeesanahalli stations, is under construction along the ORR, and Belandur Road railway station is on the line to Hosur.

Housing is almost all gated apartment complexes, from mid-size projects to large towers, along with a few villa communities. Rental demand is strong because of the tech parks. Buyers are IT professionals, NRIs and investors looking for rental income.

Adarsh Palm Retreat, a villa community with 3 and 4 BHK homes, had possession due in October 2019 and was listed from about ₹4.8 crore.
