Bagalur Road, Bengaluru

Bagalur Road here means the Hennur-Bagalur Road, which runs north-east from Hennur through Kothanur, Kannur and Bagalur towards the airport's eastern side. The projects on this stretch sit around Kannur and Bagalur, with Thanisandra and Hennur to the south, Chikkajala and Bellary Road to the west, and Kempegowda International Airport to the north. Most of this stretch lies outside the Greater Bengaluru Authority area, in villages where planning falls under the Bangalore International Airport Area Planning Authority (BIAAPA).

The corridor grew on two things: the airport and Manyata Tech Park. Hennur-Bagalur Road gives a route to the airport that avoids Hebbal, and Manyata and the Thanisandra offices are reachable to the south. The KIADB aerospace park near Bagalur has added industrial jobs. Large townships have come up since the 2010s, but the area is still in transition, with open land, ongoing construction and limited shops and hospitals, so many trips go back towards Hennur, Thanisandra or Yelahanka. The road itself has been widened in parts, though stretches near Kothanur and Hennur remain congested.

Buyers are mainly people working in Manyata, Hebbal or around the airport, who want more space at a lower price than Thanisandra. IndiProp lists five projects. Prestige Finsbury Park and its two listed phases, Prestige Finsbury Park Regent and Prestige Finsbury Park Hyde, were priced from about ₹65 lakh to ₹97.4 lakh, with possession due in November and December 2023. Brigade El Dorado, from about ₹63.2 lakh, was due in December 2023, and Godrej Ananda, from about ₹26.5 lakh, in December 2024. All are complete or in handover, and the listed prices may be dated.
