1. Acceptance of these terms

These terms apply to everyone who uses indiprop.in (the "Website"), operated by the IndiProp team from Office 715, Tower T3, Golden I, Techzone IV, Greater Noida West, Uttar Pradesh 201306, India. By browsing the Website, sending an enquiry, creating an account or posting a property, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the Website.

2. What IndiProp is

IndiProp is an online property information platform. We publish details of new residential and commercial projects, property listings posted by owners, brokers and builders, locality guides and articles, and we help interested buyers and tenants get in touch with the right developer, owner or advisor.

IndiProp is not the seller, landlord or developer of any property shown, unless a listing clearly says so. Any agreement to buy, sell or rent is made directly between you and the other party.

3. Accuracy of information

Project details (prices, sizes, floor plans, possession dates, amenities and photos) are taken from developers' published material, state RERA registrations and other public sources, or supplied by the person who posted a listing. Prices are indicative and can change without notice. Photos may be artist's impressions.

Before paying any amount, please verify the project's RERA registration on the relevant state RERA website, inspect the property, check the title documents and approvals, and read the agreement carefully. IndiProp does not guarantee that any information is complete, current or error-free, and it is not investment, legal or tax advice.

4. Enquiries and being contacted

When you submit an enquiry, callback or site-visit request, you ask IndiProp and, where relevant, the developer, owner, broker or our advisory partners to contact you about that requirement by phone, SMS, WhatsApp or email. This consent applies even if your number is on the National Do Not Call register. You can ask us to stop at any time by writing to us through our contact page.

5. Accounts

• You must give accurate details (name, email and mobile number) and keep your password confidential.
• You are responsible for everything done through your account. Tell us at once if you think someone else has used it.
• One person or business may hold one account per role. Accounts may not be transferred or sold.
• We may suspend or close an account that breaks these terms, posts misleading listings or is used for spam or fraud.

6. Posting a property

Owners, brokers and builders may post properties for sale or rent free of charge. By posting, you confirm that:

• you own the property or are authorised by the owner to advertise it;
• the details, price and photos are true, current and your own or used with permission;
• projects that need registration under the Real Estate (Regulation and Development) Act, 2016 are registered, and brokers hold any agent registration their state requires;
• the listing does not break any law, and does not include offensive content, other people's personal data, or contact details, links or promotions in the description.

Every listing is reviewed before it goes live. We may edit formatting, ask for changes, reject or remove a listing, and decide where it appears. You can edit your listing or mark it sold or rented from your dashboard. Listings are not deleted by users; to have one removed, contact us.

You give IndiProp a non-exclusive, royalty-free licence to display, resize and publish the text and photos you post on the Website, in search results and in our marketing of that listing, for as long as the listing is on IndiProp.

7. Builder accounts

A builder account shows its company name and links to a builder page only after our team verifies the details submitted. Verified builders confirm they are authorised to act for that company. We may refuse or withdraw verification at any time.

8. Acceptable use

• Do not copy, scrape or republish the Website's content or data by automated means without our written permission.
• Do not post false listings, impersonate anyone, or use the Website to send spam or collect other users' contact details.
• Do not try to break, overload or gain unauthorised access to the Website or its systems.

9. Intellectual property

The Website's design, text, guides, data compilations and the IndiProp name and logo belong to IndiProp or its licensors. Developer names, logos and project photos belong to their owners and are shown to identify and describe their projects. You may view and share pages for personal, non-commercial use.

10. Third-party links and services

The Website links to developer websites, RERA portals, banks and other services we do not control. We are not responsible for their content, offers or privacy practices. Home-loan figures and EMI calculations are estimates; loan approval and terms are decided by the lender.

11. Limitation of liability

The Website is provided "as is". To the extent the law allows, IndiProp is not liable for any loss arising from your reliance on information on the Website, from dealings between you and any developer, owner, broker or tenant, or from the Website being unavailable. Nothing in these terms limits liability that cannot be limited under Indian law.

12. Indemnity

You agree to indemnify IndiProp against claims, losses and costs arising from content you post or from your breach of these terms or of any law.

13. Changes to the Website and these terms

We may change, suspend or discontinue any part of the Website, and update these terms from time to time. The date at the top shows the latest version. Continuing to use the Website after a change means you accept the updated terms.

14. Governing law

These terms are governed by the laws of India. Courts at Gautam Buddh Nagar, Uttar Pradesh have exclusive jurisdiction over any dispute arising from them or from use of the Website.

15. Grievance officer and contact

In line with the Information Technology Act, 2000 and the rules under it, complaints about content on the Website or about these terms can be sent to our Grievance Officer. We acknowledge complaints within 24 hours and aim to resolve them within 15 days.
