Chikkajala, Bengaluru

Chikkajala is a village on Bellary Road (NH 44) in Bengaluru Urban district, between Yelahanka and Kempegowda International Airport. The highway runs through it, with Bettahalasur and Doddajala to the east and north-east, Kannur and Bagalur further east, and Yelahanka to the south. It is outside the Greater Bengaluru Authority area, and planning falls under the Bangalore International Airport Area Planning Authority (BIAAPA).

Chikkajala has an old history. It had a fort, parts of which were lost when the highway was widened, and temple ruins nearby; the Chennaraya temple dates to the Hoysala period. Since the airport opened in 2008, the land along the highway has been bought up for hotels, warehouses and residential projects. Living here today means quiet surroundings and fast airport access, but very few urban services close at hand. Most shopping, hospitals and schools are in Yelahanka, Hebbal or on the Devanahalli side, and public transport is limited to buses. Residents depend on the highway for almost every trip.

Buyers are mostly people who work around the airport or in the aerospace and logistics units nearby, and investors betting on the airport region's growth. IndiProp lists one project here, Pristine Elitus Euphoria, which was priced from about ₹38.4 lakh. Its possession was due in December 2020, so it is complete and ready to move into. The listed price is likely dated, so confirm current rates with the developer. The Blue Line to the airport, under construction, is planned to run along Bellary Road with stations in this stretch, which would change the commute once it opens.
