Tumkur Road, Bengaluru

Tumkur Road is the NH 48 corridor running north-west out of Bengaluru from Yeshwanthpur through Goraguntepalya, Peenya, Jalahalli Cross, Dasarahalli and Nagasandra, then past Madavara and the Bangalore International Exhibition Centre towards Nelamangala and Tumakuru. The inner stretch is within the Greater Bengaluru Authority; beyond the city edge around Madavara and Anchepalya, the land is in the BMRDA region. An elevated road carries through traffic above the busiest section between Goraguntepalya and Nagasandra.

This is Bengaluru's old industrial side. Peenya Industrial Area, one of the largest in the country, sits along the road, and factories and warehouses continue out towards Nelamangala. The Green Line metro runs above the road all the way to Madavara, which was added in November 2024, so there is a direct train to Majestic, Malleshwaram and the south of the city. The corridor is less polished than the IT east, with heavy truck traffic, dust and fewer malls. In return prices are lower, and the new townships near Madavara offer more space than apartments in the inner city.

Buyers include people who work in Peenya and the manufacturing belt, families from north-west Bengaluru, and buyers who want a metro-linked home on a budget. IndiProp lists one project here, Prestige Jindal City, a large township near Anchepalya that was priced from about ₹45 lakh. Its possession was due in December 2021, so it is complete and ready to move into. The listed price is likely dated, so confirm current rates with Prestige.
