Lonavala is a hill station in Pune district, Maharashtra, at about 624 metres in the Sahyadri, with Khandala as its twin town just to the west. The town had 57,698 people at the 2011 census. The Lonavala Municipal Council runs civic services and building permissions inside the council limits, and villages around the town are governed separately. The town lies about 64 km west of Pune and 96 km east of Mumbai, which shapes its property market: much of the demand comes from families in both cities who want a weekend or retirement home.

Housing is a mix of old bungalows, small apartment buildings in the town and gated villa or second-home projects on the edges. Khandala, closer to the ghat, has views over the valley. Tungarli, around its dam and lake, and the roads towards Bhushi Dam are popular for weekend homes. The Pawna Dam area, about 14 km away, has lakeside plots and stays. Heavy monsoon rain is part of life here, so check drainage, damp-proofing and road access before buying, and remember that tourist traffic builds up on weekends.

The local economy rests on tourism, hotels and the Indian Navy's INS Shivaji, a technical training establishment commissioned in February 1945. Most people who buy here keep their jobs in Mumbai or Pune, so the rental market is largely holiday stays.

Transport links are good for a hill town. Lonavala sits on the Mumbai to Pune Expressway, which has been fully open since April 2002, and on NH-48. The Missing Link, which bypasses the ghat section with two tunnels, including one of 8.87 km under Lonavala lake, and a cable-stayed viaduct, opened on 1 May 2026, saving about 6 km and 30 minutes. It was closed on 6 July 2026 after landslides and damage to the cable-stayed bridge in heavy rain, so check whether it has reopened. Lonavala railway station has local trains to Pune and long-distance trains to Mumbai, about 2.5 hours away. Pune airport is about 64 km away.

In municipal council areas such as Lonavala, stamp duty is usually quoted as 5 per cent plus 1 per cent local body tax, with a 1 per cent concession for women buying in their own name, and the registration fee is capped at ₹30,000.
