Budigere, Bengaluru

Budigere is on the north-eastern edge of Bengaluru, in the belt between Old Madras Road and the airport. The projects listed here sit near Budigere Cross, on the road that runs north from the Old Madras Road side through Budigere towards Devanahalli. Hoskote is to the east, KR Puram and Whitefield to the south, and Kannur and Bagalur to the north-west. The area is outside the Greater Bengaluru Authority, and planning comes under BMRDA.

Until recently this was farmland dotted with villages. Its position is the reason for the change: Whitefield and the Old Madras Road offices are to the south, the airport is reachable to the north without passing through Hebbal, and land has been cheaper than in the city. Several large townships and villa projects have come up around Budigere Cross since the 2010s. Life here is quiet and green, but services are thin. Hospitals, malls and most schools are in Whitefield, KR Puram or Hoskote, public transport is limited to buses, and the approach roads are narrow for the volume of construction traffic. Buyers should check the water source and road access for any project.

Buyers are mostly Whitefield and ORR professionals wanting space, villa buyers, and long-term investors. IndiProp lists three projects. Godrej Woodscapes is priced from about ₹2.5 crore, with possession due in January 2029, and Brigade Calista from about ₹54.9 lakh, due in June 2027; both are still being built. Shriram Greenfield, from about ₹56.9 lakh, had possession due in June 2022 and is complete. Its listed price may be dated, so confirm current rates with Shriram Properties.
