About Varthur, Bengaluru
Varthur is a former village on the south-eastern side of Whitefield, known for Varthur Lake, the second largest lake in the city. Varthur Road runs through it from Marathahalli to Whitefield and on towards Gunjur and Sarjapur, with Panathur and Balagere to the west, Whitefield and Siddapura to the north, and Gunjur and the Sarjapur side to the south. It is within the Greater Bengaluru Authority, which replaced BBMP in 2025.
The old Varthur village, with its market and temples, still sits at the centre, but the area around it has filled with gated apartment projects since the 2000s. Its appeal is its position between two job hubs: the ORR tech parks at Bellandur and Kadubeesanahalli to the west, and ITPL and the EPIP zone in Whitefield to the north. Schools and hospitals in Whitefield and on Sarjapur Road are within reach. The main problems are traffic on Varthur Road, which is narrow through the village and a bottleneck at peak hours, and the state of Varthur Lake, which has been heavily polluted by untreated sewage and foaming.
Housing is mostly mid-segment and upper-mid-segment apartments in gated projects, bought by IT workers and by investors who rent to them. IndiProp lists two projects. Prestige Lakeside Habitat, a large township next to the lake, was priced from about ₹1.34 crore, with possession due in November 2018. Brigade Cornerstone Utopia, from about ₹41 lakh, was due in June 2023. Both are complete and ready to move into, and their listed prices may be dated, so check current rates with the developers.
