About Pune
Pune works as two cities that have grown into one housing market. The Pune Municipal Corporation (PMC), set up in 1950, runs the older city and its southern and eastern suburbs. On 30 June 2021 the state added 23 fringe villages to PMC, among them Wagholi, Mahalunge, Sus and Manjari Budruk, which made it the largest municipal corporation in Maharashtra by area. The Pimpri-Chinchwad Municipal Corporation (PCMC), formed in 1982, governs the industrial twin city to the north-west, including Chinchwad, Wakad, Punawale, Tathawade, Moshi and Chikhali. Around both sits the Pune Metropolitan Region Development Authority (PMRDA), created in 2015, which plans the wider region and handles building approvals in growth villages outside municipal limits. When you shortlist a flat, find out which of the three bodies it falls under, because that decides who approves the building, supplies water and sends the property tax bill.
The western corridor grew around Rajiv Gandhi Infotech Park in Hinjewadi, an MIDC estate of about 2,800 acres split into three phases, with Infosys, Wipro, TCS and Tech Mahindra among its tenants. Housing has spread outward from the park to Wakad, Punawale and Tathawade on the PCMC side and to Baner, Balewadi and Mahalunge towards the Mumbai-Bengaluru highway. Hinjewadi and Kharadi have the most projects listed on IndiProp, with Mahalunge and Wakad close behind. Roads into the IT park are badly congested at office hours. Metro Line 3, now in its final stage, is meant to ease that.
The eastern side has its own jobs base. Kharadi hosts EON Free Zone and World Trade Center Pune. Viman Nagar sits beside the airport at Lohegaon, and Magarpatta City, a township in Hadapsar, has its own Cybercity office towers. Buyers here usually compare Kharadi, Wadgaon Sheri and Keshav Nagar with the newer, lower-priced stock in Manjari and Wagholi along the Pune-Ahmednagar highway, where traffic at peak hours is a real cost to weigh. South Pune (Undri, NIBM Road and Bibwewadi) is mainly residential with no large office cluster of its own. It depends on roads towards Hadapsar and Camp, though the underground metro extension from Swargate to Katraj will pass through Bibwewadi.
PCMC's economy rests on manufacturing. Tata Motors, Bajaj Auto and Force Motors have long had plants in the Pimpri-Chinchwad area, and MIDC's industrial estates at Bhosari, Chakan and Talegaon carry the auto and engineering belt further north-west. Moshi, Chikhali and the Ravet-Mamurdi stretch near the expressway draw buyers who work in these plants or who want more space for the budget than western IT suburbs offer. The Mumbai-Pune Expressway's missing link, which opened on 1 May 2026, shortened the drive to Mumbai by about 6 km.
Before paying a booking amount, look up the project on the MahaRERA website and match the registration number with the QR code that must now appear on every advertisement. Compare flats on carpet area, the usable floor area defined under RERA, not on super built-up figures. In PMC and PCMC limits, stamp duty on a flat purchase is 7 per cent of the agreement value or the ready reckoner value, whichever is higher. A woman buying in her own name pays 1 per cent less, and the registration fee is capped at ₹30,000.

PMRDA is the planning authority for the wider metropolitan region and approves buildings in villages outside municipal limits. The body that governs a project decides who issues its approvals, supplies civic services and collects property tax.
Which Pune areas suit IT professionals?
People working in Rajiv Gandhi Infotech Park usually look at Hinjewadi, Wakad, Punawale, Tathawade, Baner, Balewadi and Mahalunge. Those working in Kharadi's EON Free Zone or World Trade Center, or in Magarpatta Cybercity, tend to choose Kharadi, Viman Nagar, Wadgaon Sheri, Keshav Nagar, Manjari, Wagholi or Hadapsar. How do I check a project's MahaRERA registration?
Go to maharera.maharashtra.gov.in and search the registered projects list by project name or registration number. The project page shows the promoter, the completion date committed to MahaRERA and the documents filed. Under a MahaRERA order of April 2025, every advertisement must show the registration number and a QR code that links to this page, so scan it and confirm the details match.
What does carpet area mean under RERA?
Under the Real Estate (Regulation and Development) Act, 2016, carpet area is the net usable floor area of a flat. It excludes external walls, service shafts, exclusive balconies or verandahs and open terraces, but includes internal partition walls. Use it to compare flats, since built-up and super built-up figures add common areas and vary between developers.
How much stamp duty will I pay on a flat in Pune?

When will the Hinjewadi to Shivajinagar metro open?
CMRS cleared the first 12 stations, from Maan to Balewadi, on 23 July 2026. In mid-September 2026 PMRDA was preparing to open 17 of the 23 stations by the end of the month. Six stations, including Baner and Shivajinagar, will open later.
How can I lower my PMC property tax on a home I live in?
PMC gives a 40 per cent rebate on property tax for self-occupied homes. The state brought it back in 2023, and owners of properties assessed after 1 April 2019 must apply with form PT-3, a society NOC confirming the flat is not rented out, and proof of residence. Flats in PCMC limits are billed by PCMC, which has its own rules.
Is Pune getting a new airport?
Flights currently use Pune Airport at Lohegaon, where a new terminal opened on 14 July 2024. A new international airport is proposed at Purandar, south-east of the city, and MIDC is acquiring land for it. No construction start date had been fixed as of mid-2026, so don't count on it when you decide where to buy.
