Bavdhan, Pune

On the western side of Pune, where Paud Road leaves Kothrud and meets the Mumbai-Bengaluru highway, Bavdhan sits below a line of hills with Pashan to the north and Kothrud to the east. Its main junction, Chandani Chowk, was for years a notorious bottleneck. NHAI rebuilt it as a 2.2 km multi-level interchange, part of a ₹865 crore highway project, and Union minister Nitin Gadkari opened it on 12 August 2023. It now links Bavdhan, Paud Road, Mulshi Road, Pashan and the NDA side with the highway.

That highway access is the main reason people choose Bavdhan. Hinjewadi is reached by the bypass, and Kothrud and the Deccan side of the city are close. Bavdhan Khurd has long been within the Pune Municipal Corporation; Bavdhan Budruk, the larger outer part, came in through the 2017 and 2021 mergers.

IndiProp lists 4 projects in Bavdhan. Shapoorji Pallonji's Vanaha is a large township with flats from 1 BHK up to 4 BHK. Goel Ganga has two projects, Utopia and Legend, with 2 and 3 BHK homes, and Siddhashila Iris is an older, completed building. Bavdhan suits families working in Kothrud, the western IT belt or central Pune who want a quieter address at the hill edge. The metro is coming slowly: the Aqua Line extension from Vanaz to Chandani Chowk, with stations at Kothrud Depot and Chandani Chowk, is under construction. Two practical points for buyers: the new interchange has been criticised for poor pedestrian facilities, and water in the Bavdhan Budruk area has been a known issue since the merger, with tankers supplying some societies.
