Chikhali, Pune

Chikhali lies on the northern edge of Pimpri-Chinchwad, north of Nigdi and the Pradhikaran sectors and west of Moshi, with Spine Road linking it towards Bhosari and the Pune-Nashik highway. It was a village on the city's fringe that has absorbed a large share of PCMC's affordable housing over the past two decades, alongside the Kudalwadi industrial pocket of small workshops and scrap units.

Most buyers here work in the Pimpri-Chinchwad industrial belt, Bhosari MIDC or Chakan, and are looking for a first home within budget. Stock is dominated by compact 1 and 2 BHK apartments. IndiProp lists one project in Chikhali, Pristine Prosperia by Pristine Properties, which offers 1 and 2 BHK homes. The Purple Line metro extension to Nigdi (Bhakti Shakti), now under construction, will bring the nearest station closer than today's terminus at PCMC Bhavan in Pimpri.

The area has changed sharply in the last two years. In 2025 PCMC demolished 2,137 illegal scrap godowns and industrial units across 372 acres in Kudalwadi and Chikhali, citing missing fire clearances and other violations. Small industry associations put the loss at ₹7,600 crore and said about 2.5 lakh workers were affected, and residents complained of short notice. In May 2025 PCMC also withdrew a proposed town planning scheme for Chikhali and Kudalwadi after landowners objected. For a buyer, that means the neighbourhood's future layout is still uncertain, and the industrial surroundings and distance from central Pune are real trade-offs against the lower prices.
