Magarpatta, Pune

Magarpatta City began with an unusual idea. In 1993 Satish Magar persuaded about 120 farming families in Hadapsar to pool their land and develop it themselves instead of selling to a builder, and each family became a shareholder. Construction started in 2000, and the result is a 430-acre integrated township off the Pune-Solapur highway on Pune's eastern side, with homes, the Cybercity IT park, Seasons Mall, the Destination Centre, schools, a hospital and the 10-hectare Aditi Gardens.

The township is the anchor for the whole Magarpatta area. Cybercity is a major employer, Amanora Park Town and Amanora Mall are next door, and Kharadi's IT parks are across the river to the north. Housing inside the township is built by its own company, so most new projects marketed as Magarpatta are on the roads around it. IndiProp lists three projects here: Kumar 47 East on Magarpatta Road, Kumar Prospera and Nyati Evolve, mainly 2 BHK with some 3 BHK homes. They suit people who work in Cybercity, Hadapsar or Kharadi and want a short commute.

The main caveat is the road network. Solapur Road is congested at peak hours, and more works are coming. Under MahaMetro's Swargate-Hadapsar metro plan, the existing Magarpatta flyover will be demolished and replaced with a double-decker structure carrying both road traffic and the metro, at an estimated ₹500 crore, with work slated to start in January 2027. That should improve transit in the long run, but buyers should expect several years of disruption around the Magarpatta junction.
