Koregaon Park, Pune

Koregaon Park took shape in the early 1920s, when the British laid out a residential estate on the lands of Ghorpuri village and auctioned plots to wealthy merchants and royal families. It sits in east-central Pune, about 3.8 km from Pune Junction railway station and 5.8 km from the airport, between two parallel roads, North Main Road and South Main Road, joined by numbered lanes. The Bund Garden bridge connects it to Yerawada and the Aga Khan bridge to Kalyani Nagar.

The lanes are still lined with British-era bungalows and old trees, which makes it one of the more walkable parts of Pune. Koregaon Park is also known for the Osho International Meditation Resort, Osho Teerth Park, hotels such as The Westin and The O Hotel, and the restaurants and pubs of Lanes 6 and 7. Offices in Kalyani Nagar, Yerawada and Kharadi are within a short drive, and the Aqua Line metro has stations at Bund Garden, Ruby Hall Clinic and Kalyani Nagar nearby.

New housing here is scarce because most land is held as bungalow plots. When projects do appear, they are usually high-end apartments with large units. IndiProp lists one project under Koregaon Park, Godrej Skyline by Godrej Properties, which offers 3 and 4 BHK homes. Buyers should expect high prices, older infrastructure in parts and evening crowds around the restaurant lanes. Koregaon Park suits buyers who want an established central address with greenery, and who value that over newer amenities.
