NIBM, Pune

The name comes from the National Institute of Bank Management, whose 62-acre campus sits on the undulating land of Kondhwa in south-east Pune. NIBM Road, about 3 km long, runs from Kondhwa towards Mohammadwadi and into parts of Undri, and the NIBM-Undri Road and Kondhwa Road link it to the rest of the city. Wanowrie and the Camp area are to the north, Hadapsar and Magarpatta to the east.

The area is known for gated complexes on hilly ground, a quieter feel than the IT corridors and a cluster of well-known schools. Buyers here are often families, business owners and professionals who work in Camp, Magarpatta or Hadapsar rather than people chasing a walk to an IT park. IndiProp lists two projects in the NIBM area. Lodha Bella Vita, off NIBM Road in Mohammadwadi, covers about 13 acres with 470 homes, and Goel Ganga Sangria offers 2, 3 and 4 BHK apartments. Larger 3 BHK homes are common in this part of the city.

There is no metro line serving NIBM yet, so almost every trip is by road, and the stretches towards Undri and Kondhwa see heavy traffic at school and office hours. Continuing construction in Undri and Mohammadwadi also brings dust. On the other hand, the neighbourhood is established, with shops, restaurants and schools already in place. NIBM suits families who want a settled south-east Pune address and are comfortable driving to work.
