Mamurdi, Pune

At the north-western tip of Pimpri-Chinchwad, Mamurdi borders the Dehu Road cantonment and Kiwale, close to where the Mumbai-Pune Expressway joins the Mumbai-Bengaluru highway. That makes it the first stop inside the PCMC area for anyone driving in from Mumbai, and it puts the Talegaon and Chakan industrial belts, the older Pimpri-Chinchwad factories and the Hinjewadi IT park within commuting range by road.

For a home buyer, Mamurdi is largely a Godrej Properties story. The developer has built a mid-income township here designed for about 4,700 families, and every one of the seven listings IndiProp shows for Mamurdi is a Godrej project: Godrej Park Greens, Godrej Nurture, Godrej Forest Grove, Godrej Central Park, Godrej Serene and Godrej Wood Park, which is a plotted phase. Park Greens alone covers 9 acres with a central green of about 2.42 hectares and a 1 km nature trail. Most apartments are compact 2 and 3 BHK homes.

The practical trade-off is distance. Mamurdi is a long way from the old city, and daily life depends on the highway and its service roads. NHAI has been widening those service roads from Mamurdi to the Mula bridge at Wakad, though the local MP has criticised the quality of the work, and PCMC has planned new roads for the Mamurdi, Ravet and Punawale belt. Dehu Road station on the Pune-Lonavala suburban line is nearby. Mamurdi suits buyers who want a newer township flat at a lower price than Wakad or Hinjewadi and who mainly commute by car.
