North Bengaluru beyond Thanisandra is still filling in, and TVS Auralis is one of the newer registrations there. TVS Emerald's project is on Bellahalli Road, next to REVA University, in the Sathanur area. The site covers about 3.5 to 3.7 acres, with roughly 400 apartments in six towers of basement, ground and 12 floors.
Two layout decisions set it apart. Every flat faces north, east or west, with no south-facing homes, which matters to buyers who follow Vastu. And no two apartments share a common wall, which helps with privacy and cuts down noise between neighbours.
The 2 BHK has carpet areas of 1,124 and 1,217 sq ft, priced at about ₹1.2 crore and ₹1.46 crore. The 3 BHK comes in 1,503 and 1,920 sq ft, at about ₹1.64 crore and ₹2.3 crore. That is roughly ₹10,700 to ₹12,000 per sq ft on carpet area. Amenities include a clubhouse, a gym, a swimming pool and an indoor games room.
The project was registered in September 2025 under RERA number PRM/KA/RERA/1251/472/PR/110925/008087, and possession is scheduled for June 2030. That is nearly four years away, so buyers need to be comfortable with a long construction period and should study the payment schedule closely. Manyata Tech Park, Hebbal, the Outer Ring Road and the airport are all within reach, and the university next door brings steady rental demand. Mid-rise towers of 12 floors also mean fewer residents per lift than in the 30-storey projects nearby.
