Vajram Group, a Bengaluru developer founded in 2009, is building the second phase of Vajram Newtown on Thanisandra Main Road, in the city's north. Phase 2, also called Newtown 2.0, occupies about 3 acres and has 272 homes in two towers.
The unit list is mostly 2 BHK. Carpet areas are 835, 858 and 925 sq ft, priced at about ₹1.11 crore, ₹1.17 crore and ₹1.26 crore. There is one 3 BHK type at 1,600 sq ft for about ₹1.58 crore. That gives a 2 BHK rate of roughly ₹13,300 per sq ft against about ₹9,900 for the 3 BHK, a gap large enough that buyers should confirm whether both figures are measured the same way.
The design has a few specific features. The podium at the entrance level is triple height, flats are open on three sides for cross ventilation, and the clubhouse sits on the 18th floor, linking the two towers. The structure uses Mivan aluminium formwork, which usually means faster and more uniform concrete work.
Possession is scheduled for March 2028, about eighteen months away. It is registered with Karnataka RERA as PRM/KA/RERA/1251/309/PR/060324/006684. Kempegowda International Airport is about 26 km away and Banaswadi railway station about 7 km, and Manyata Tech Park and Kirloskar Business Park are both close. Thanisandra Main Road gets congested at peak hours near the Manyata junction, so buyers working there should try the drive at 9 am before booking.

These areas are between Hebbal and the airport, and the Thanisandra side is close to Manyata Tech Park.
