Branded residences are still unusual in Bengaluru, and The Leela Residences is one of the few. The project, by the Bhartiya Group, is part of Bhartiya City off Thanisandra Main Road, and the residents' services are run by the Leela hotel team.
Three towers rise to 24 floors and join at the sixth level, where there is a residents-only club with a landscaped terrace and a heated swimming pool. Services include a chef on call and a spa with a selected menu of treatments. Flats look over the central park, landscaped terraces and the Bhartiya City boulevard.
The range is wide. 1 BHK homes were listed from about ₹1.05 crore to ₹1.46 crore, 2 BHK at about ₹2.24 crore, 3 BHK at about ₹3.9 crore and 4 BHK between about ₹5.1 crore and ₹5.22 crore. Carpet areas were not published. For a branded home, the monthly service charge matters almost as much as the price, so ask what the Leela management fee covers and how it is revised.
Possession was due in September 2020, and the project is complete and shown as ready to move. The prices above are old figures and should be checked, whether buying from the developer or on resale. The RERA registration is PRM/KA/RERA/1251/309/PR/171015/000184. Bhartiya City itself has the Bhartiya Mall of Bengaluru, a multiplex, schools and office blocks within the same development, which reduces the need to drive for daily needs. Manyata Tech Park and Hebbal are close, and the airport is easier to reach from here than from most of the south and east.
