New projects & property in Thane

Thane Municipal Corporation (TMC), set up in 1982, governs Thane city along with Kalwa, Mumbra-Kausa and Diva across the creek. Its 131 councillors were elected on 15 January 2026. TMC approves buildings and collects property tax within its limits, while the big regional projects, such as Metro Lines 4 and 5 and the Thane-Borivali tunnel, are run by the Mumbai Metropolitan Region Development Authority (MMRDA). The Thane ring metro is being built by Maha Metro. Neighbouring towns that are often grouped with Thane in property searches, including Kalyan-Dombivli, Bhiwandi, Mira-Bhayandar and Navi Mumbai, have their own municipal corporations, so check which body a project falls under before you compare tax and water charges.

Most new housing is along Ghodbunder Road, the highway that runs north-west from Kapurbawdi through Manpada, Waghbil, Kasarvadavali and Owale to Gaimukh, between Sanjay Gandhi National Park and the creek. Large gated projects with several towers have gone up here since the 2000s, and the metro now under construction along the road is the main reason buyers are watching it. Closer to the Eastern Express Highway, Majiwada, Balkum, Kolshet and the Pokhran Road area mix older townships with newer high-rises. Old Thane around Naupada and the station is dense, with most new supply coming from redevelopment of older buildings. Kalwa, Mumbra and Diva offer the lowest prices within TMC, but roads and civic services there are more stretched. As a broad pattern, Thane prices sit below Mumbai's eastern suburbs such as Mulund and Powai.

Thane has its own jobs base in the Wagle Estate industrial and IT area and in offices along the Eastern Express Highway, but many residents work elsewhere. Across the creek, the Thane-Belapur Road belt in Airoli, Ghansoli and Rabale holds IT parks and industrial units in the MIDC area. A large share of buyers commute to Powai, Vikhroli, Kanjurmarg and BKC by road, or into Mumbai on the Central Railway. Ghodbunder Road and the Eastern Express Highway are heavily congested at peak hours, and metro works have narrowed parts of Ghodbunder Road for several years.

Three rail projects matter most. Metro Line 4, from Wadala to Kasarvadavali, with its extension 4A to Gaimukh, will run along the Eastern Express Highway and Ghodbunder Road. Its first 10.5 km section, Gaimukh to Cadbury Junction, received RDSO certification on 2 June 2026, and MMRDA was aiming to open it around Diwali or by the end of 2026. Metro Line 5 will link Kapurbawdi with Bhiwandi and later Kalyan. The Thane Integral Ring Metro, a 29 km loop through Wagle Estate, Manpada, Waghbil and Balkum, was approved by the Centre on 14 August 2024 and is expected around 2029. On the road side, the twin tunnel under the national park from Ghodbunder Road to Borivali is being dug and should cut the drive to the western suburbs sharply once complete.

Check every project on the MahaRERA website before booking, and match the registration number with the QR code on the advertisement. In TMC limits the total stamp duty is 7 per cent of the agreement value or the ready reckoner value, whichever is higher. A woman buying in her own name pays 1 per cent less, and the registration fee is capped at ₹30,000.
