Hiranandani Estate, Thane

Hiranandani Estate is a large township developed by the Hiranandani group off Ghodbunder Road at Patlipada, in north Thane West. Manpada is to the south, Kasarvadavali to the north, and Sanjay Gandhi National Park lies across Ghodbunder Road to the west. The estate has its own internal roads, a high street of shops and restaurants, and high-rise residential clusters built over roughly two decades.

The estate works as a small town inside Thane. Hiranandani Foundation School is within it, daily shopping is along the high street, and R Mall at Manpada and Tikuji-ni-Wadi are close by. Housing is almost all high-rise, from compact 1 BHK flats in the earlier towers to large 3 and 4 BHK apartments in the newer ones, and buyers are mostly families and professionals who value a planned, well-maintained setting. Maintenance charges are on the higher side, and anyone commuting by train still has to drive to Thane station. Ghodbunder Road outside the gates is busy at peak hours. Metro Line 4 runs along the road with stations at Manpada, Tikuji-ni-Wadi and Dongripada, and its first stretch from Gaimukh to Cadbury Junction was in trial runs in September 2026.

IndiProp lists two Hiranandani projects in the estate, both shown as ready to move. Hiranandani The Walk has 1, 2 and 3 BHK homes; possession was due in December 2019 and it was listed from about ₹97 lakh. Hiranandani Lake Enclave is at the upper end of the market, with 3 and 4 BHK apartments listed from about ₹3.99 crore and possession due in June 2025. Check current availability and prices with the developer, since resale may be the only route in the older towers.
