Piramal Realty's Vaikunth is a 32-acre township at Balkum in Thane West, close to Kapurbawdi and the Eastern Express Highway. It is organised in clusters, each with its own set of named towers, and the plan keeps about 40% of the land open and sets aside some 60,000 sq ft for amenities.
The listing spans nearly every format. One-bedroom homes run from 318 sq ft to 467 sq ft carpet area, at about ₹65 lakh to ₹1.06 crore. Two-bedroom homes of 500 sq ft to 529 sq ft were priced around ₹1.14 crore to ₹1.2 crore. Three-bedroom homes range from 947 sq ft to 1,370 sq ft at ₹2.21 crore to ₹3.34 crore, and four-bedroom homes from 1,100 sq ft to 1,181 sq ft at ₹2.52 crore to ₹3.22 crore. Some four-bedroom units are smaller than the largest three-bedroom ones, so compare plans on carpet area, not bedroom count. In the fourth cluster, the flats share no common walls and are open on three sides.
Possession was due in December 2024 and the project is shown as Ready to Move. Registration is split by cluster, so ask which MahaRERA number covers the tower you are considering. Prices may be dated.
Facilities include a squash court, cycling and jogging tracks, a cafeteria, an indoor games room, a swimming pool and a children's pool, and there is rainwater harvesting, solar lighting, solid waste management and a sewage treatment plant. Windows run from floor to ceiling, and upper floors look out towards Thane Creek and the Yeoor Hills. The Kapurbawdi Metro station is about five minutes by car, the Eastern Express Highway about ten minutes and Thane station around 20 minutes. Schools, hospitals and malls are within a short drive.

All of its housing is in Mumbai and Thane. Piramal Mahalaxmi overlooks the Mahalaxmi Racecourse, and the company recently handed over a 30,000 sq ft polo-themed clubhouse there. Piramal Aranya in Byculla faces the Veermata Jijabai Bhosale Udyan, better known as the Byculla Zoo. In the eastern suburbs, Piramal Revanta is in Mulund West along the Goregaon Mulund Link Road, and Piramal Vaikunth is a large multi-phase project in Thane beside the Eastern Express Highway, sold in several series. The company also owns Piramal Corporate Park, an office project in Kurla.
