Kalyan, Thane

Kalyan is one of the oldest towns in the Mumbai region, set on the Ulhas river north-east of Thane. With its neighbour Dombivli it forms the Kalyan-Dombivli Municipal Corporation. Ulhasnagar lies to the east, Bhiwandi is across the creek to the north-west, and Durgadi Fort stands above the creek on the western edge of the old town.

Kalyan Junction is where the Central line splits into the Kasara and Karjat branches, which makes it one of the busiest interchanges on the suburban network and a stop for many long-distance trains. That rail access is the main reason people buy here. The area around the station is dense and noisy, while newer housing has spread into Kalyan West towards the Bhiwandi side and around Shahad, home to Birla College. Homes range from older cooperative societies to large branded gated complexes with 1 and 2 BHK flats, and most buyers are salaried families working along the Central line, in Thane or in Navi Mumbai. The roads near the station and the Durgadi bridge are congested, and two metro lines are still some way off: Line 12 towards Taloja is under construction, and the Kalyan end of Line 5 from Thane via Bhiwandi is still to be built.

IndiProp lists four projects in and around Kalyan. Godrej Riviera by Godrej Properties has 1 and 2 BHK flats from about ₹39.5 lakh, with possession due in December 2026. Three are shown as ready to move: Mahindra Happinest Kalyan (1 and 2 BHK, possession due June 2024, listed from about ₹39.6 lakh), Birla Vanya by Birla Estates near Shahad (1 to 4 BHK, possession due June 2024, from about ₹61 lakh) and Godrej Nirvaan (1 and 2 BHK, possession due April 2023, from about ₹58 lakh). Prices on these listings may have changed, so check with the developers.
