Dombivli, Thane

Dombivli is a large suburban town in Thane district, east of Thane and just south-west of Kalyan, with which it shares the Kalyan-Dombivli Municipal Corporation. The railway splits it in two. Dombivli West is the older side, running down to the Ulhas creek, while Dombivli East stretches out past the MIDC industrial area to the Kalyan-Shil Road, with the Palava township further along that road to the south-east.

For decades Dombivli has been a middle-class Marathi town with a strong school and college culture and a lively old market around the station. Dombivli station is one of the busiest on the Central line, and fast trains run to Thane and CSMT. Housing ranges from older cooperative societies close to the station to newer high-rise complexes along the Kalyan-Shil Road, where most new supply is coming up. Buyers are largely salaried families working in Thane, Navi Mumbai or central Mumbai who want more space for the money. Traffic on the Kalyan-Shil Road is a daily problem, and the chemical units in Dombivli MIDC have raised safety and pollution concerns, including a fatal factory explosion in 2024. Metro Line 12 from Kalyan to Taloja, planned to serve Dombivli East, is under construction.

IndiProp lists five projects in Dombivli, all on the eastern side towards Palava. Runwal Garden City by Runwal Group has 1, 2 and 3 BHK flats from about ₹37 lakh, with possession due in May 2027. The other four are Lodha projects. Lodha Global Park (possession due September 2022) and Lodha Panacea (September 2024) offer 1 and 2 BHK homes and are shown as ready to move, listed from about ₹38 lakh and ₹53.4 lakh. Lodha Codename Premier, due November 2025 and listed from about ₹53.9 lakh, adds 3 BHK units. Lodha Codename Game Changer is a commercial office project listed from about ₹51 lakh, with possession due December 2025. Prices on the completed projects may have moved, so check current figures with the developer.
