Godrej Properties chose the town for Vihaa, a budget housing project that brought a national developer name to a market usually served by local builders.
The prices reflect that positioning. The listing shows 1 BHK homes of 399 sq ft at about ₹27.1 lakh and 475 sq ft at ₹33 lakh, and 2 BHK homes of 503 sq ft at ₹42 lakh and 541 sq ft at ₹45 lakh. A 3 BHK option is also listed, but without a carpet area and at a price lower than the 2 BHKs, so treat that entry with caution and ask the developer for the correct figure. The project is registered with MahaRERA under P51700002689.
Possession was due in July 2021, and IndiProp shows Vihaa as ready to move. Prices are from the original listing and are likely out of date, so check resale values and any remaining developer stock before you decide.
The amenity schedule lists a swimming pool, gym, clubhouse, jogging track, badminton and tennis courts, yoga areas and play spaces for children, together with power backup, CCTV and fire-fighting systems. The trade-off is distance. Badlapur is a long local-train ride from central Mumbai, and road links toward Thane and Navi Mumbai are still improving. For buyers who work in Ambernath, Kalyan or Dombivli, or who can live with the commute, the entry price is the reason to consider it.
