About Palava, Thane
Palava is a private township that the Lodha Group has been building since 2009 along the Kalyan-Shil Road, south-east of Dombivli. It covers about 5,000 acres between Thane, Navi Mumbai and Kalyan. Dombivli East and its MIDC industrial area lie to the north-west, Shilphata and the roads towards Mumbra and Navi Mumbai to the west, and Kalyan to the north. Day-to-day services inside the township are handled by the Palava City Management Association rather than a regular municipal ward office.
The township is planned so that shops, parks and schools are meant to be a short walk or drive from each home. Phases 1 and 2 already house more than 2 lakh people. Xperia Mall is the main shopping centre, several schools run CBSE, ICSE and state board classes, and a large Jupiter hospital has been announced. Housing is almost entirely Lodha apartments, from compact 1 BHKs to 3 BHK flats, and the typical buyer is a young family or first-time owner who wants a gated, managed setting at a lower price than Thane. The trade-off is distance. The nearest suburban stations are Dombivli and Kalyan, and the Kalyan-Shil Road is often jammed. Metro Line 12 from Kalyan to Taloja, which runs along this road, is under construction.
