Lake Enclave sits at the upper end of Hiranandani's Thane portfolio. It sits within Hiranandani Estate off Ghodbunder Road and is built around a lake, with homes laid out to face the water.
Only large formats are offered. The 3 BHK homes measure about 1,193 sq ft and 1,196 sq ft carpet area and were listed at ₹4.38 crore and ₹4.39 crore, with other 3 BHK options from ₹3.99 crore. The 4 BHK of 1,764 sq ft was priced at ₹5.35 crore, and a 4 BHK option was also listed from ₹4.88 crore. Those figures work out to more than ₹36,000 per sq ft of carpet area. Buyers should confirm current pricing with Hiranandani and check what the premium actually buys. Possession was due in June 2025, and IndiProp shows the project as Ready to Move. Facilities are those Hiranandani projects usually carry: a clubhouse, swimming pool, gym, tennis, squash, badminton and basketball courts, a jogging and cycle track, yoga areas, a spa, sauna and jacuzzi, a library, indoor games and a party hall, along with rainwater harvesting and a sewage treatment plant.
The wider estate is the other half of the case. Hiranandani Estate has its own school, hospital, shops and internal roads, and the planning makes daily life easier than in many standalone towers along Ghodbunder Road. Thane has many lakes, and one close to home is a genuine pleasure. The exit onto Ghodbunder Road remains the slow part of any trip out.

The group made its name with large planned townships, first Hiranandani Gardens in Powai and then Hiranandani Estate in Thane. Niranjan Hiranandani later founded Hiranandani Communities, which he chairs and which now handles the Thane estate, Hiranandani Fortune City in Panvel and Hiranandani Parks at Oragadam near Chennai. The group also built Hiranandani Signature, the first tower at the IFSC in GIFT City, Gujarat, and runs a school and a hospital within its townships.
The projects IndiProp lists fall into two townships. In Thane, One Hiranandani Park is an eight-tower development on 21 acres, The Walk is the high street and residential block inside Hiranandani Estate, and Lake Enclave is also on the Thane side off Ghodbunder Road. In Panvel, Hiranandani Fortune City is the group's mixed-use township, where Golden Willows and The Arena are later phases. Fortune City suits buyers looking at Panvel and the new airport area of Navi Mumbai, while the Thane projects are better placed for people working in Thane or along Ghodbunder Road.
