Bandra East, Mumbai

Bandra East stretches from the Western Railway line at Bandra station east to the Mithi river, with Santacruz East and Kalina to the north and Dharavi and Sion to the south. It includes Kherwadi, Kalanagar, Government Colony and Gandhi Nagar, but the name most people know here is Bandra Kurla Complex (BKC), the planned business district developed by MMRDA on reclaimed land along the Mithi.

BKC holds the National Stock Exchange, the headquarters of several banks, consulates and the Jio World Centre with its convention halls and Jio World Drive. It has made Bandra East one of the most expensive office and residential markets in the city. Away from BKC, the older parts are denser, with government quarters, chawls and redevelopment projects. Buyers are largely senior professionals and business owners who want to live close to BKC, and rentals are in steady demand from corporate tenants.

Metro Line 3 has a BKC station and runs north to the airport and SEEPZ and south to Worli and Cuffe Parade. Line 2B, from Mandale towards DN Nagar, will pass through BKC, but that section is still under construction. The Western Express Highway and the Santacruz-Chembur Link Road serve the area, and the Bandra-Worli Sea Link is reached from Bandra West. The underground BKC station for the Mumbai-Ahmedabad high-speed rail is also being built here.

IndiProp lists 4 projects in Bandra East, all ready to move: Adani Ten BKC (possession was due in June 2024, listed from ₹9.84 crore), Kalpataru Magnus (June 2025, from ₹5.23 crore), Rustomjee Seasons (June 2022, from ₹3.35 crore) and Shapoorji Pallonji BKC 28 (December 2024, from ₹2.25 crore). Prices should be confirmed with the developers. The main drawbacks are cost, peak-hour congestion around BKC and construction work on several large projects.
