Malad, Mumbai

Malad lies between Goregaon to the south and Kandivali to the north, split by the Western Railway line into Malad West and Malad East. Malad West reaches Link Road, Mindspace and, further out, Marve and Madh Island on the coast. Malad East runs past the Western Express Highway to Dindoshi, Kurar and the edge of Sanjay Gandhi National Park.

Malad West has grown into an office and retail hub. Mindspace Malad holds large IT and back-office campuses, and Inorbit Mall and Infiniti Mall are on Link Road. Malad East is more residential, with older societies near the station, slum rehabilitation buildings and newer towers along the highway and in Dindoshi. Buyers include IT and finance professionals working in Malad and Goregaon, and families moving up from smaller homes nearby. Rents stay steady because of the offices close by.

Metro Line 7 runs along the highway with Dindoshi and Kurar stations in Malad East, and Line 2A runs along Link Road with Malad West and Valnai stations. Malad station is on the Western line. The Goregaon-Mulund Link Road, under construction, will give Malad East a better road to the eastern suburbs.

IndiProp lists 2 projects, both in Malad East and both ready to move: Omkar Alta Monte, where possession was due in December 2023 and homes were listed from ₹2.17 crore, and Omkar Signet, also due in December 2023 and listed from about ₹90.2 lakh. Prices should be confirmed. The highway and the station approaches are congested at peak hours.
