New Projects in Pune 2026: Hinjewadi, Kharadi and Prices

Kharadi has 19 new projects in Pune listed on IndiProp this September, more than any other locality, and Hinjewadi is right behind with 16. Those two names sum up how the city's housing market works: an IT corridor on each side of town, with homes spreading outward from the office parks. The median asking rate across Pune listings is ₹11,519 per sq ft, and 119 of the listed projects are ready to move, so buyers here have more finished stock to choose from than in most metros.

This guide compares the west (Hinjewadi, Wakad, Baner and Mahalunge) with the east (Kharadi, Wagholi and their neighbours), sets out where the Metro really stands as of 22 September 2026, and names a few projects in each budget.

West Pune: Hinjewadi, Wakad, Baner and Mahalunge

The western corridor grew around Rajiv Gandhi Infotech Park in Hinjewadi, an MIDC estate of about 2,800 acres in three phases. Hinjewadi itself has a median of ₹11,128 a square foot, with listings from ₹44.5 lakh. Godrej Woodsville is listed from ₹71.86 lakh to ₹92.81 lakh with possession due in December 2026, while Godrej Evergreen Square in Phase 3 runs from ₹60 lakh to ₹1.14 crore but isn't due until January 2029. Kohinoor Famville in Phase 2 sits between them on price, at ₹67.3 lakh to ₹87.12 lakh, due December 2028.

Wakad (₹12,633) is the settled option, with schools, hospitals and shops already running and a shorter trip to the Mumbai-Bengaluru highway. Kohinoor Westview Reserve there is listed from ₹1.24 crore. Punawale (₹7,025) and Tathawade (₹11,450) next door are cheaper, largely because they're newer and less built up.

Baner is the premium end at ₹19,983, with listings starting at ₹1.8 crore. Mahalunge, just past Baner and Balewadi, has 15 listed projects at a median of ₹11,150, which is why so many buyers who want the Baner address without the Baner price end up there. Godrej River Royale in Mahalunge is listed from ₹2.75 crore to ₹3.75 crore (March 2029), and VTP Earth One from ₹76.53 lakh.

The western weak spot is traffic. Roads into the IT park are badly congested at office hours, and that won't change overnight when the metro opens.

East Pune: Kharadi, Wagholi and nearby

Kharadi is the east's answer to Hinjewadi: office parks along the Pune-Ahmednagar road side, with housing packed around them. Its median of ₹13,869 is higher than Hinjewadi's, and supply is plentiful. VTP Dolcevita is listed from ₹87 lakh to ₹1.79 crore (December 2028), Lodha Giardino from ₹93.5 lakh to ₹1.38 crore (December 2026), and Godrej River Crest from ₹2 crore to ₹3.11 crore (June 2029). VTP Altair was listed from ₹75.25 lakh and its December 2025 possession date has passed, so check the current price with the developer.

Further out, Wagholi shows a median of just ₹4,417 and listings from about ₹15 lakh. What people get wrong is reading that as Kharadi-quality housing at a third of the price. The gap is partly product mix, with smaller budget units pulling the median down, and partly the Nagar Road commute, which is slow at peak hours. Wagholi was also one of the 23 villages merged into the Pune Municipal Corporation in June 2021, and civic services there are still catching up. Keshav Nagar (₹11,094), Manjari (₹12,293) and Wadgaon Sheri (₹10,264) are the middle ground, closer to Kharadi's offices without Kharadi's rates. Kumar 47 East in Keshav Nagar is a ready option, listed from ₹74 lakh.

Central and south Pune

If you want an established neighbourhood rather than a corridor, Kothrud (₹16,892) and Bibwewadi (₹12,869) have the older city's schools and markets on the doorstep. Birla Sangamvadi near the city centre is listed from ₹1.75 crore to ₹4.35 crore with possession in December 2028. To the south-east, Undri (₹8,837) and NIBM (₹13,127) suit people working in Magarpatta or Hadapsar.

Pune Metro: what's running and what isn't

Two lines run today. Line 1 (Purple) goes from PCMC Bhavan in Pimpri to Swargate, and Line 2 (Aqua) from Vanaz in Kothrud to Ramwadi on Nagar Road. Between them they cover about 33 km with 28 stations.

Line 3, the Hinjewadi to Shivajinagar line, is the one buyers in the west are waiting for. It's a 23.3 km elevated corridor being built by PMRDA with a private partner. As of 22 September 2026:

  • The Commissioner of Metro Rail Safety cleared passenger operations on the first 12-station section, from Maan to Balewadi, on 23 July 2026.
  • Passenger services had not started. Reports in August and September pointed to an opening within weeks, possibly with more stations added to the first phase.
  • The section on to Shivajinagar is due later, with 2027 the working target.

In the east, Kharadi has no metro station yet. Ramwadi, the end of Line 2, is the nearest. An extension of Line 2 beyond Ramwadi towards Wagholi is planned, but it's years away. Line 1 extensions to Nigdi and to Katraj are also under construction. So if you're buying in Kharadi or Wagholi, plan around road travel for the foreseeable future.

One practical point on Line 3: the first phase helps people living near the Maan and Hinjewadi end reach Balewadi and Baner. It won't take you to Shivajinagar until the second phase opens.

Costs to budget in Pune

  • Stamp duty is 7 per cent in PMC and PCMC limits (5 per cent stamp duty, 1 per cent local body charge and 1 per cent metro cess). A woman buying in her own name pays 1 per cent less. Registration is capped at ₹30,000. The Maharashtra stamp duty calculator does the sum.
  • For PMRDA areas outside the two corporations, confirm the rate for your village.
  • GST of 5 per cent applies to under-construction flats, 1 per cent for affordable housing.
  • Check your loan eligibility with the home affordability calculator and compare rates on home loans.

Before paying a token amount, look up the project on MahaRERA, check the tower you're buying is covered by that registration, and find out whether PMC, PCMC or PMRDA approved the building. That decides who supplies your water and sends the tax bill.
