Thane’s median new-flat rate is ₹14,737 a sq ft, about 40% of Mumbai’s. Locality rates, Metro Line 4 status and what each belt from Ghodbunder Road to Dombivli offers.

Drive a couple of kilometres from Mulund into Thane and the median asking rate for a new flat drops from ₹29,379 a square foot to somewhere between ₹17,000 and ₹19,000 in Kolshet and Majiwada, a few minutes' drive away. That gap is why so many Mumbai families end up looking at flats in Thane. Of the 35 Thane projects listed on IndiProp this September, 28 are ready to move, and the median asking rate across all of them is ₹14,737 per sq ft, about 40 per cent of Mumbai's ₹35,993.

IndiProp groups Kalyan, Dombivli, Palava and Badlapur under Thane because buyers search them together, but they are separate towns with their own civic bodies. This guide takes each belt in turn, then gives a straight answer on where Metro Line 4 stands.

Ghodbunder Road and Hiranandani Estate

Ghodbunder Road runs north-west from Kapurbawdi through Manpada, Waghbil and Kasarvadavali to Gaimukh, with the national park on one side and the creek on the other. Most of Thane's large gated projects went up along it from the 2000s. On IndiProp the Ghodbunder Road median is ₹26,378, and Hiranandani Estate, the township just off it, is higher at ₹36,673. Both figures come from two projects each and are pulled up by large premium units, so they overstate what a standard 2 BHK costs.

The range inside the belt is wide. Lodha Splendora was listed from ₹48.46 lakh, while One Hiranandani Park runs from ₹1.03 crore to ₹8.21 crore. Both were due for possession years ago (December 2022 and December 2019), so these are completed buildings and current prices should be checked with the developer.

The honest drawback is traffic. Ghodbunder Road is heavily congested at peak hours, and metro works have narrowed parts of it for several years. If you'll drive to Powai or BKC daily, do the trip at 8.30 am on a weekday before you book.

Kolshet, Majiwada, Balkum and Pokhran Road

This inner belt, closer to the Eastern Express Highway, is where most of the current new launches sit. Kolshet has five projects on IndiProp at a median of ₹17,778. Godrej Ascend there is listed from ₹81 lakh to ₹1.68 crore with possession in April 2028, and Godrej Panorama is due in December 2026. For something finished, Lodha Amara was listed from ₹89 lakh and possession was due in November 2025.

Majiwada (₹18,560) and Balkum (₹23,181) sit at the junction of the highway and Ghodbunder Road, so they're the easiest commute into Mumbai by road. Rustomjee La Vie in Majiwada is listed from ₹1.49 crore to ₹2.13 crore, due December 2027. Piramal Vaikunth in Balkum is complete, with its possession date of December 2024 now passed.

Pokhran Road is pricier at ₹24,278, largely because of Raymond's development on its old factory land. Raymond Ten X Era is listed from ₹1.43 crore to ₹1.89 crore, but possession is January 2029, so you'd be paying EMIs and rent together for a long time.

Upper Thane: township living, further out

Upper Thane is Lodha's large township off the Mumbai-Nashik Highway, beyond Thane city limits towards Bhiwandi. The median on IndiProp is ₹12,229 per sq ft, and Lodha Upper Thane was listed from ₹52.38 lakh. You get open space and a planned layout at well under Ghodbunder Road prices. What you give up is proximity: it's a drive to Thane station and further still to Mumbai, and daily needs depend on how much of the township is built out. Visit on a weekday evening, not a Sunday morning, to see how it actually works.

Kalyan, Dombivli, Palava and Badlapur

For budgets under ₹60 lakh, this is where the new supply is. Dombivli has five listed projects at a median of ₹12,000, Kalyan four at ₹11,653, Palava three at ₹9,761 and Badlapur one at ₹6,947. Runwal Garden City in Dombivli is listed from ₹37 lakh to ₹79 lakh, due May 2027, and Godrej Riviera in Kalyan from ₹39.5 lakh, due December 2026.

These towns are on the Central Railway main line, which is both the draw and the catch. Trains from Kalyan and Dombivli are among the most crowded in the region at peak hours. Road links are improving, and Metro Line 12 from Kalyan to Taloja is under construction, but it's several years from opening. Kalyan and Dombivli fall under the Kalyan-Dombivli Municipal Corporation, while Badlapur has its own municipal council, so property tax and water charges differ from TMC, and stamp duty can differ outside municipal corporation limits. Check which body your building falls under.

Where Metro Line 4 stands in September 2026

Metro Line 4 runs from Wadala to Kasarvadavali, with extension 4A to Gaimukh, along the Eastern Express Highway and Ghodbunder Road. It's the single biggest reason buyers are watching this corridor. Here's the status as of 22 September 2026:

  • The first 10.5 km section, Gaimukh to Cadbury Junction, received RDSO certification on 2 June 2026.
  • The trains received safety clearance in late August 2026, and the final approval from the Commissioner of Metro Rail Safety (CMRS) was still awaited.
  • MMRDA has been aiming to open that section around Diwali or by the end of 2026. It isn't carrying passengers yet.
  • The rest of the line, south to Wadala, has no confirmed opening date.

Two other projects matter. Metro Line 5 from Kapurbawdi to Bhiwandi is under construction with no firm date, and the Thane Integral Ring Metro, a 29 km loop through Wagle Estate, Manpada, Waghbil and Balkum, is expected around 2029. The Thane-Borivali twin tunnel under the national park is being dug too.

What people get wrong: a first stretch from Gaimukh to Cadbury Junction helps you move within Thane. It won't get you to Ghatkopar, Vikhroli or Wadala until the southern section opens. If your office is in Mumbai, price the flat on today's commute, not on the full line.

Thane prices vs Mumbai: what the gap buys

At Thane's median of ₹14,737 per sq ft, ₹1.2 crore buys roughly 800 sq ft of carpet. At Mulund's ₹29,379 the same money buys about 400 sq ft, and at Chembur's ₹31,510, less still. That's the case for Thane in one line: twice the space, a longer commute. Stamp duty narrows the gap slightly, since it's 7 per cent within TMC limits against 6 per cent in Mumbai (a woman buying in her own name pays 1 per cent less in both). Checks before booking in Thane

  • Search the project on MahaRERA and match the number with the QR code on the ad.
  • Confirm which civic body the building falls under: TMC, KDMC, a municipal council or none.
  • For large multi-phase townships, check the RERA registration covers your specific tower, not just the phase next door.
  • Ask about water supply in writing. In some newer pockets, societies still rely on tankers for part of the year.
  • Compare all projects in Thane on carpet area, not on the price per square foot quoted in the brochure.
