Next door to Embassy Quadron Business Park in Hinjewadi Phase 2, Kohinoor Famville is close enough for many residents to walk to work. The Pune metro line to Hinjewadi runs nearby, the Mumbai-Pune Expressway is about 14 km away, and the airport is roughly 27 km by road, according to the developer.
The unit mix is short. The 2 BHK homes have about 702 sq ft of carpet area and start at ₹67.3 lakh, and the 3 BHK homes, at about 927 sq ft, are listed at ₹87.12 lakh. Those rates are reasonable for a project this close to the Phase 2 campuses and should interest both end users and investors looking at rental demand.
The outdoor plan leans towards activity, with a practice cricket pitch, a basketball half court, a jogging track, an amphitheatre, a pergola and a landscaped garden with a play area for children. There is also a clubhouse with a gym, a swimming pool and indoor games. Kohinoor Group is a Pune-based developer with residential and commercial projects across the city, and it markets its homes as branded, with named suppliers for fittings.
Famville is a new launch with possession scheduled for December 2028, under MahaRERA registration P52100051623. Hinjewadi's roads are congested at peak hours, so living next to the office matters here, but trips out towards Aundh, Baner and the rest of Pune will take time.
