Sangamwadi lies close to where the Mula and Mutha rivers meet, a few minutes from Bund Garden, Koregaon Park and Pune Railway Station. Birla Sangamvadi brings a new high-rise address to this central pocket, aimed at buyers who would rather live near the old city than commute in from the outer suburbs.
Three sizes are on offer. The 2 BHK homes measure about 860 sq ft of carpet area and start at ₹1.75 crore. The 3 BHK units, at roughly 1,450 sq ft, are listed at ₹3.4 crore, and the 4 BHK residences of around 1,800 sq ft are priced at ₹4.35 crore. On every configuration the rate works out to more than ₹20,000 per sq ft of carpet area, so buyers are paying mainly for the location.
Leisure facilities are grouped around a clubhouse with a swimming pool, gym, spa and sauna, along with a library and an indoor games room. Outdoors there are courts for tennis, squash and basketball, a jogging track and space set aside for yoga. The developer, Birla Estates, is the real estate business of the Aditya Birla Group, which has projects in several Indian cities.
The project is a new launch, registered with MahaRERA as P52100079533, and possession is scheduled for December 2028. Views of the river and the city are part of the pitch here, but they will depend on the tower and floor, so it makes sense to check the orientation of a specific unit before booking.
