Large homes and a big private club define Godrej River Royale. The project is in Mahalunge, along the Baner-Hinjewadi Road near the Mula river, with Rajiv Gandhi Infotech Park in Hinjewadi a short drive away and Baner and Balewadi on the other side.
Only two configurations are offered. The 3 BHK apartments measure about 1,688 sq ft of carpet area and start at ₹2.75 crore, and the 4 BHK homes, at about 2,304 sq ft, are priced at ₹3.75 crore. That is roughly ₹16,000 per sq ft of carpet area, lower than central Pune rates for homes of a similar size.
The clubhouse, named Club Royale, covers about 31,000 sq ft. It holds a swimming pool and jacuzzi, a gym, a spa and sauna, a library and indoor games, and there are courts for tennis, squash and basketball, a jogging track and a yoga area outside. Godrej Properties, the listed property company of the Godrej Group, has built several phases in Mahalunge and Baner, so the neighbourhood already has a number of its residents.
River Royale is a new launch registered with MahaRERA as P52100052957, and possession is scheduled for March 2029. Airport trips from this side of the city are long, and the developer itself quotes about 45 minutes via Pashan Road, so frequent flyers should factor that in.
