Ready to Move

Forty acres on Kolshet Road, with close to 30 of them kept as open space: that is the scale of Lodha Amara, one of the larger gated developments in central Thane. The facilities follow the size. There is a main clubhouse of 25,000 sq ft and five smaller ones, a gym of 5,000 sq ft, more than one swimming pool (one of them covered and reserved for women), indoor sports courts, a café by the pool, a private theatre, a play village for children, and an aromatic garden and grove.
The units run from compact to mid-sized. A 1 BHK of 446 sq ft carpet area was listed at ₹89 lakh. Two-bedroom homes range from 585 sq ft to 672 sq ft at ₹1.04 crore to ₹1.46 crore, and three-bedroom homes from 948 sq ft to 1,176 sq ft at ₹1.66 crore to ₹1.97 crore. Possession was due in November 2025 under MahaRERA registration P51700020157, and the project is shown as Ready to Move. With many towers on one site, handover may have been staggered, so check the status of the particular tower and ask Lodha for current pricing.
Thane station is about 6 km away. From Kolshet Road, Borivali and Vikhroli are around 25 minutes by car in fair traffic, Bandra Kurla Complex about 50 minutes and the Mumbai airport about 45 minutes. A number of corporate and IT offices sit within a short drive in Thane itself.
A development of this size has two sides. The facilities are extensive and the open space is real, but a large resident population also means busy common areas and heavy traffic at the gates in the morning. Buyers who value space for children to play will likely find the balance works in the project's favour.
LodhaEstablished 1980 · RERA registeredAll projects →Lodha is a Mumbai developer founded in 1980 by Mangal Prabhat Lodha and now run by his son Abhishek Lodha. The listed company, known for some years as Macrotech Developers, has traded on the NSE and BSE since April 2021 and was renamed Lodha Developers Ltd in June 2025. Most of its volume is in the Mumbai region, where it built the Palava township near Dombivli. Pune is its other main housing market.
In Pune the company works across several price bands. Belmondo at Gahunje, near the Mumbai-Pune Expressway, is laid out beside the Pavana river and a golf course. Bella Vita, off NIBM Road, sits on 13 acres and is a joint project with Goel Ganga Developments. Giardino is in Kharadi. Other Pune launches include Sylvan, Panache and Magnus in Hinjewadi, Palais in Kothrud, Camelot in Kharadi and Massimo in Baner. Unit sizes run from compact 2 BHK flats to 4 and 5 BHK homes, so depending on the project the brand spans mid-premium to luxury pricing. The company usually launches large projects in phases, each tower group with its own MahaRERA number.
