About Lodha Upper Thane
Upper Thane is Lodha's township on the Mumbai-Nashik Expressway at Mankoli, near the Lodha Dham campus, and this listing covers its apartments. The township is planned over about 150 acres with close to 80% left as open space, and architect Hafeez Contractor drew up the master plan.
Entry prices are low for a branded Lodha project. One-bedroom homes of 417 sq ft and 444 sq ft carpet area were listed at about ₹59.9 lakh and ₹52.4 lakh, a two-bedroom of 489 sq ft at ₹79.9 lakh and a three-bedroom of 805 sq ft at ₹1.49 crore. Flats were described as air-conditioned throughout, with tall windows, Marbital flooring in the living areas and bedrooms, a separate utility area, wardrobe niches and bathroom fittings from brands such as Jaquar and Kohler. Security is three-tier, with an intercom in each flat. Possession was due in March 2022 under MahaRERA registration P51700008449, and the project is listed as Ready to Move. The prices come from an older listing, so check them before planning finances.
Township facilities include a cricket ground, a football field, courtyard gardens, a clubhouse of 50,000 sq ft, a temple and a school. The idea is that most day-to-day needs can be met without leaving the estate.
Distance is the honest caveat. Viviana Mall is about 15 minutes away on a clear road, and a planned road link towards Dombivli is meant to bring Dombivli station much closer. Korum Mall, Singhania School, Lodha World School, and Vedant and Jupiter hospitals are the nearest larger facilities. Anyone commuting to Mumbai every day should try the drive at peak hour before buying.
