At about 148 acres, with roughly 90 acres kept as open space, Vanaha in Bavdhan is a large mixed-use township by the standards of west Pune. It sits on the city's western border, off the Mumbai-Bengaluru highway near Chandani Chowk, so Kothrud, Pashan, Baner and Hinjewadi are reachable without going through the old city.
The current price list runs from 1 BHK to 4 BHK, with prices from about ₹1.01 crore to ₹3.56 crore. The 4 BHK homes are about 2,340 sq ft of carpet area at around ₹3.39 crore to ₹3.56 crore, and a 3 BHK of 1,495 sq ft is about ₹2.24 crore. Other figures on the list do not line up, for example a 1 BHK larger than a 2 BHK, and earlier material quoted smaller sizes, from 492 sq ft for a 1 BHK to 1,018 sq ft for a 3 BHK. Ask for the registered carpet area of the exact unit.
The township has a cycling track, a hill trekking trail, shops for daily needs, a gym, a spa and a swimming pool, spread across large community zones. Shapoorji Pallonji is a Mumbai-based construction group with more than 150 years in business, and its real estate arm develops housing in several cities.
Possession was scheduled for April 2024, and Vanaha is now offered as ready to move. The MahaRERA registration is P52100028033. The township has several phases, so check the number that covers your tower and ask for its occupancy certificate.
