Saul Kere, a lake of about 50 acres known for its birdlife, is the view from Adarsh Lakefront. The project is on the Outer Ring Road at Devarabeesanahalli, next to the Intel campus, in the Bellandur stretch of east Bengaluru's tech corridor.
Adarsh Developers offers 2, 3 and 4 BHK apartments, with sizes quoted from 1,341 sq ft to 2,917 sq ft. Listed prices run from ₹1 crore for a 2 BHK through ₹1.45 crore to ₹1.9 crore for the 3 BHK types, and ₹2.2 crore to ₹2.4 crore for the 4 BHK homes. Earlier marketing quoted a starting price of ₹2.05 crore, so the lower figures may be old or may apply to smaller units. Get a current price sheet.
Possession was due in December 2022, and IndiProp shows the project as Ready to Move, complete or in handover. It was registered in two phases: PRM/KA/RERA/1251/446/PR/170915/000232 for Phase 1 and PRM/KA/RERA/1251/446/PR/200323/003382 for Phase 2. About 70 per cent of the land is open space, with a lagoon-style pool, a tree plaza and a skating rink, and the clubhouse has a health club, gym, banquet hall, tennis court and yoga room.
HSR Layout is about 6 km away, Silk Board about 8 km, and Electronic City and ITPL about 13 km each. Offices along the ORR are the main draw. The ORR between Marathahalli and Silk Board is very slow at peak hours, so the location suits people who work nearby far better than people who commute across the city.

Jayeshankar is still chairman and managing director, and he has served as president of CREDAI Karnataka. Adarsh Sanctuary is off Sarjapur Road. In the north, Adarsh Wisteria, Tranqville and Pinecourt are on or near Hennur Road, Adarsh Greens is in Jakkur and Adarsh Savana is towards Devanahalli. Adarsh Palm Acres, near Vidya Nagar Cross in the north, has large four and five bedroom homes, and in the south Adarsh Premia is in Banashankari Stage 2.
