Panathur sits on the eastern edge of the city between the Outer Ring Road and Varthur. Panathur Road runs east from the Kadubeesanahalli junction on the ORR through the village and on towards Varthur and Gunjur, with Balagere to the south and Kadubeesanahalli and Marathahalli to the north. It was part of BBMP and now falls under the Greater Bengaluru Authority, which replaced BBMP in 2025.
Most people who buy here work on the ORR tech corridor, where Embassy Tech Village, Prestige Tech Park and the RMZ Ecospace campus in Bellandur are a short drive away. That proximity is the reason Panathur filled up with gated apartment projects over the last fifteen years, though the older village core and its narrow lanes are still there. Panathur Road itself is the weak point: it is narrow in places and carries heavy traffic to the ORR at office hours. Water supply in newer projects has often depended on tankers and borewells, so buyers should ask each developer about Cauvery connections.
Housing is mainly mid-segment 2 and 3 BHK apartments in gated projects, bought by salaried IT staff and by investors who rent to them. IndiProp lists one project here, Sobha Sentosa, which was priced from about ₹60 lakh. Its possession was due in June 2026, so it is now complete or in handover; confirm current prices and handover status with Sobha before you visit. The Blue Line metro along the ORR, now under construction, should help once it opens.
