New projects & property in Hyderabad

Hyderabad's municipal map was redrawn twice in three months. With effect from 2 December 2025, 27 adjoining urban local bodies were merged into the Greater Hyderabad Municipal Corporation (GHMC), which had been formed in 2007. Then on 11 February 2026 the enlarged body was split into three: a reorganised GHMC of about 689 sq km, the Cyberabad Municipal Corporation and the Malkajgiri Municipal Corporation. Special commissioners run them until new elections are held. The Hyderabad Metropolitan Development Authority (HMDA) remains the planning authority for the wider region and approves layouts and large projects outside municipal limits. Since jurisdictions are new, confirm which corporation a project falls under, because it decides who collects your property tax and supplies civic services.

The west is the city's main housing market. HITEC City in Madhapur, Gachibowli, Kondapur and the Financial District at Nanakramguda hold most of the large offices, and high-rise projects have spread from there to Kokapet, Narsingi, Puppalaguda, Tellapur and Kollur along the Outer Ring Road. Kokapet's Neopolis layout was developed and auctioned by HMDA for high-rise projects. North-west of HITEC City, Kukatpally, Miyapur, Nizampet and Bachupally offer more mid-priced flats. Banjara Hills and Jubilee Hills remain the top end for independent homes. In the east, Uppal, LB Nagar and Pocharam are cheaper and closer to the Warangal and Vijayawada highways, while Shamshabad and Adibatla in the south draw buyers linked to the airport and the aerospace units there. As a broad pattern, prices are highest in the west and fall as you move east and south.

IT and technology services are the largest employer, concentrated in HITEC City, Gachibowli and the Financial District, with smaller clusters at Pocharam and Adibatla. Pharmaceuticals and life sciences are the other pillar, with Genome Valley at Shamirpet and manufacturing units in the Patancheru and Bollaram industrial areas. Rajiv Gandhi International Airport at Shamshabad has operated since 2008.

The 158 km Outer Ring Road, an eight-lane expressway, ties the western office districts to the airport and the eastern suburbs. The metro's first phase has three lines: Red (Miyapur to LB Nagar), Blue (Nagole to Raidurg) and Green (JBS to MG Bus Station), all operating since February 2020. L&T, which built and ran the network, signed an agreement on 29 April 2026 handing it over to the state. The state approved a second phase, including a line to the airport, in 2024 and 2025, and in May 2026 the Centre gave in-principle approval on a 50:50 cost-sharing basis. Full sanction and construction are still to come, so treat new lines as several years away.

Check projects on the Telangana RERA website before booking. Stamp duty, transfer duty and registration fee on a flat purchase together come to about 7.5 per cent of the sale value or the government market value, whichever is higher. Confirm the exact break-up with the Registration and Stamps Department.
