Kokapet, Hyderabad

Kokapet is in west Hyderabad, in Gandipet mandal of Ranga Reddy district, about three kilometres north of the Gandipet reservoir (Osman Sagar). The Financial District lies immediately to its north-east, Narsingi and Puppalaguda to the east, and the Outer Ring Road runs along its side. Within Kokapet is Neopolis, the layout sold by HMDA through plot auctions, which also covers the Kokapet special economic zone. The area comes under the Narsingi circle of the Cyberabad Municipal Corporation.

In a decade Kokapet has gone from open land to a skyline. Several of Hyderabad's tallest buildings are here, including SAS Crown, and more towers are rising. My Home Group is developing a large office park in the SEZ. Offices in the Financial District and Gachibowli are a short drive away, and the ORR gives a direct run to the airport. Day-to-day retail, schools and hospitals are still mostly in neighbouring Gachibowli, Narsingi and the Financial District, and some roads inside the layouts are unfinished. There is no metro yet; the proposed Phase 2A extension of the Blue Line from Raidurg to Kokapet Neopolis was cleared by the state in November 2024 and sent to the Centre for approval.

Homes are almost all large apartments in gated high-rises, bought by senior professionals, business owners and investors. IndiProp lists six projects. My Home Tarkshya had possession due in June 2023 and is shown as ready to move; it was listed from about ₹1.2 crore, a price that is likely dated. Prestige Clairemont (November 2027, from about ₹3 crore), My Home Apas (August 2028, from ₹2.9 crore), Godrej Madison Avenue (December 2028, from ₹3 crore), Lansum Elena (December 2028, from ₹3.4 crore) and Brigade Gateway (December 2029, from ₹5.5 crore) are under construction. With so many towers going up together, expect construction traffic for some years.
