Tellapur, Hyderabad

Tellapur is a satellite town in Ramachandrapuram mandal of Sangareddy district, on the western fringe of Hyderabad beyond Nallagandla. Kollur and Osman Nagar are to its south and west, and the Outer Ring Road runs close by. It was a separate municipality until Hyderabad's civic bodies were reorganised, and it now falls in the Serilingampally zone of the Cyberabad Municipal Corporation. At the 2011 census it had about 24,000 residents, a number that has grown sharply since.

Tellapur's growth comes from two things: the ORR and the IT belt at Gachibowli and the Financial District. Gated townships and towers have replaced much of the farmland, and some of Hyderabad's tallest residential buildings are here, including the My Home Vipina towers. Lakes dot the area, and the air feels less crowded than in Kondapur or Gachibowli. Daily needs are met by supermarkets and clinics in the newer communities, with hospitals such as Citizens Specialty Hospital in neighbouring Nallagandla. Lingampally railway station, served by MMTS and intercity trains, is reached through Nallagandla. There is no metro, and the roads into Tellapur from Nallagandla and Gopanpally narrow in places, which slows peak-hour traffic.

Most homes are apartments in large gated communities, along with villa projects. Buyers are IT families who want bigger homes and townships with schools and clubs inside, at prices below Gachibowli. IndiProp lists one project here: My Home Tridasa. Its possession was due in December 2024, so IndiProp shows it as ready to move. It was listed from about ₹65.9 lakh, which is likely a dated launch price; check current rates with the developer or on resale.
