Godrej Properties has given its Kokapet project a New York theme, naming it after Madison Avenue and borrowing the Manhattan idea of having work, school and shopping close at hand. Beneath the branding, the offer is simple: three- and four-bedroom apartments near Hyderabad's Financial District.
The 3 BHK measures 2,400 sq ft and is listed at ₹3 crore. The 4 BHK is 3,500 sq ft at ₹4 crore. That works out to roughly ₹11,400 to ₹12,500 per sq ft, in line with other large-format launches in Kokapet, and the bigger home is the slightly better buy on a per-foot basis. The clubhouse is spread over three floors, with separate zones the developer calls the plaza, the skyline and the loft. The general facility list adds a pool, gym, spa, jacuzzi, tennis and squash courts, a jogging track, a library and a party hall.
On timing, there is a mismatch to check. IndiProp's record carries December 2028 as the possession date, while other project material refers to December 2029. The RERA registration (P02400009227) states the committed date, and that is the one to rely on.
Godrej Properties is a listed national developer, and its Hyderabad projects are still relatively few compared with its presence in Mumbai, Pune and the NCR. Kokapet gives residents quick access to the Outer Ring Road, and the IKEA store at HITEC City and the Gachibowli office belt are within a reasonable drive. The neighbourhood is still filling in, so expect construction nearby for several years after moving in.
